How we collect Alberta rates and branch lists

Short answer

Every rate was read off the lender's own website and stored with the page URL, a verbatim quote and the date. Every branch came from the lender's own branch locator. Nothing is estimated, interpolated or paid for, no rate is ever called live, and a town gets a lender only if that lender lists a branch there.

Lender rates

  • 16 lenders that lend in Alberta, 232 closed rates, collected Nov 2, 2026 from each lender's own page; the build rejects a rate whose quote doesn't contain it, or one collected more than 7 days before the collection date.
  • "Lends in Alberta" means a national lender, or a lender whose own site shows Alberta lending (licence, branches or members).
  • Variable rates shown only as "prime − x" use that lender's own stated prime and are marked as computed.
  • Open mortgages are left out. Posted rates are shown only where a lender publishes nothing else (Vision Credit Union).
  • Refresh: Re-read every lender's rates page weekly (Mondays) and the day after each Bank of Canada decision; method in mitey-site-kit scripts/lender-rates-README.md. The dataset is shared with the MITEY network's other rate sites and published at /data/lender-rates.json.

Branch lists

  • 419 branches in 219 towns, collected Nov 2, 2026 from ATB's Find a location page, Servus's branch search, and the branch pages of Vision, Christian, Bow Valley and Lakeland credit unions.
  • ATB: branches with or without an ABM whose address is in Alberta; ABM-only sites left out. Servus: every location its own search returns as a branch, across six searches covering Alberta. Bow Valley: branches listing mortgage services (its Acheson branch doesn't).
  • Town names are normalised (for example "St Albert" and "St. Albert" are one town). Positions on the schematic map come from the lenders' own coordinates where given.
  • National banks and online lenders lend everywhere in Alberta; we don't map their branches.
  • The branch data is published at /data/alberta-branches.json.

Calculations

  • Payments: monthly, Canadian semi-annual compounding for fixed rates (Interest Act s. 6); monthly compounding for variable.
  • Interest over the term and balance at renewal assume the rate doesn't change during the term.
  • The example mortgage across the site is $400,000 over 25 years unless a page says otherwise.

Changelog

  • Nov 2, 2026: Site rebuilt as a town-by-town Alberta rate site: rates collected from lenders that lend in Alberta (big banks added); branch lists collected from ATB, Servus, Vision, Christian, Bow Valley and Lakeland; October 28, 2026 Bank of Canada increase.

Mitey the yeti reading the fine print
Mitey keeps two ledgers: lenders' rates pages for the numbers, and their branch lists for the towns, each with the date he read them.
