What is driving this result
- Edmonton has a branch of ATB Financial, Christian Credit Union and Servus Credit Union (44 branches in all), from each lender's own branch list.
- The lowest 5-year fixed, under 20% down rate we collected anywhere in Alberta, 4.34% at ATB Financial, is also available at a branch in Edmonton.
- Rates were read off each lender's own page on or before Nov 1, 2026; a branch can still quote you differently, and credit unions often negotiate.

Assumptions & sources
Assumptions
- Rates: the lowest closed special (or advertised) rate each lender published on its own page for this term and down payment; open mortgages and posted rates are left out, except where a lender publishes posted rates only.
- “Not split” rates are one rate shown for every down payment; we count them for both columns.
- Branches: each lender's own branch locator, collected Nov 2, 2026. A town is listed if at least one branch is there. National banks and online lenders lend everywhere in Alberta; their branch networks aren't mapped here.
- Payments: monthly, Canadian semi-annual compounding for fixed rates (Interest Act s. 6 convention) and monthly compounding for variable.
- Branch premium: the payment and term-interest difference between the lowest rate at a lender with a branch in the town and the lowest rate from any lender that lends in Alberta.

How does the finder decide who is in your town?
On Nov 2, 2026 we read the branch list on each Alberta-only lender's own website: ATB's Find a location page, Servus's branch search, and the branch pages of Vision, Christian, Bow Valley and Lakeland credit unions. A town gets a lender only if that lender lists a branch there (219 towns in all). National banks and online lenders lend everywhere in the province; we don't map their branches, so they appear as “lends Canada-wide”.
Worked example: Edmonton and Cold Lake
| Lowest at an Edmonton branch | 4.29%ATB Financial |
|---|---|
| Lowest at a Cold Lake branch | 4.19%Lakeland Credit Union |
| Lowest in Alberta | 4.19%Lakeland Credit Union |
| Monthly payment, Edmonton → Cold Lake | $2,167.43 → $2,145.48 |
| Difference between the two towns | $21.95 a monthsame mortgage, different branches |

Frequently asked questions
Do mortgage rates differ between Alberta towns?
No. ATB, the Alberta credit unions and the national lenders publish one rate for the whole province. What differs is which lenders have a branch where you live, and what a branch will negotiate.
Which Alberta lender has the most branches?
ATB Financial lists 199 Alberta towns in its branch list, and Servus Credit Union 83. Vision Credit Union has branches in 23 towns; Bow Valley, Christian and Lakeland have a handful each.
Can I get a mortgage from a credit union without a branch near me?
Often, yes. Christian Credit Union says it serves all of Alberta, and many credit unions take applications by phone or online; each sets its own rules on membership and where it lends, so ask the credit union.
What is the branch premium?
Our name for the cost of taking the lowest rate at a lender with a branch in your town instead of the lowest rate in Alberta. In Edmonton, for an insured 3-year fixed on $400,000, it was $21.95 a month on Nov 2, 2026.
